What'cha doing buing yourself a building site? Decided to just go ahead and buy the section we're camped out on. That way, if'n the trailer burns down around us durning the winter, we still have a spot to set up camp. Guy only wants a little more per month to buy the 5 acres than what we're paying to rent the trailer. We can stay in the trailer until we get roofed-over. Thinking about either a block house or maybe a little barn-type structure...(something cheap that we can build ourselves as we can afford materials). So......When we tell you all you're invited to our "block party", be prepared!! Yes, you will be laying block!! ;D

;D Faith if you like your location you can't beat this deal. Beware of land contracts though and run a title search at the court house. Make sure he keeps the taxes paid up else pay them yourself if necessary. Also if the trailer goes with the property you might want to go ahead and consider some fix ups. No problem getting permits to build; but, to add a trailer to a lot with a house at five acres can be difficult. Later, you have a rental, guest house, or get away if the trailer is there first. Last thing is septic system. At five acres almost everyone requires an aerator (they run around six hundred bucks), possibly a chlorinator depending on population density and proximity to water. Also consider this; in Ohio it is illegal to transfer a deed on residential property that does not have an approved septic system. That might save you some upgrade dollars at deed transfer time.

I do not know what my status is. She hasn't come home yet ; still waiting for Dad's transfer to the rehab joint. Doc says he thinks Dad is not going to be able to walk; too much pain from the other bad spot in his spine. He says he does not want to risk surgery again. He had to get two pints of blood last night. If we go up on one day and visit and come home no problem,but; if she plans to stay up overnight every trip then big problem. That means I won't get to leave here at all even to visit with him which might just tend tp piss me off.

Thanks for all you very useful and needed advice!! Mike and I keep looking at each other with that " what the heck are we getting ourselves into" look. We've got an attorney coming out later this week to get all the paperwork covered. Septic is at most about 7 years old and has a leach bed. Trailer doesn't come with it but we can stay in it until we are roofed over. Really don't want it anyways being it's not really safe to inhabit and has zero resale value. No streams, lakes, ponds nearby. Do the two water towers down by Lottridge, just off 50 count? We're only 1/4 mile past them. Runoff would be a consideration since we are at the top of the hill. Found out today that one of Mike's cousins has a licensed business in Hockingport doing foundations. Wonder if he will cut a deal or work with us in getting the foundation done? Once that's done, kids and I can start work on getting walls up while Mike is gone. Funny was last night. Mike and I stood behind the tin can looking out over the place. He looked at me and said, "just look at all those fire flies......our fire flies twinkling over what's gonna be OUR place!" We stood out there until almost midnight just watching them while leaned up against each other.

Get yourself a set of blueprints that meet national and local building codes. You will need those for your construction permits. Remember that under land contract virtually anything you put in attached to a foundation including the foundation has two effects; (1) it raises the value of the real estate and likewise the tax, (2) it becomes inseparable from the land and usually automatically the possession of the deed holder.
